Smart foundations

From the earliest foundations in 2005, Spotless was involved in multi-service management within the unique $550 million PPP project to create a landmark precinct in which to build the smarts and skills of future generations.

Southbank Education and Training Precinct covers two inner city blocks of more than four hectares within a kilometre of the Brisbane CBD. As Queensland’s first Public-Private Partnership (PPP) program, it is a key component of the Government’s Smart State strategy.

The Government is using Spotless as a key partner to help create a state-of-the-art integrated, high-standard education and training precinct for 27,000 students. It will comprise 11 new and four fully refurbished buildings providing a redeveloped Institute of Technology.

Showcase of excellence

Spotless provides facilities management as part of the Axiom Education consortium also consisting of ABN Amro providing the finance and John Holland providing the design and construction.  Spotless was involved from planning through to construction and operational phases and is now providing a wide range of facilities management and maintenance services.

A full curriculum of service

Within the construction and delivery challenges, Spotless has continuously provided a wide range of services to the precinct across the old campus footprint and the 15 new buildings. These include facilities and infrastructure management, building and grounds maintenance, cleaning, security, fire safety, waste management and pest control.

Continuous progress

The landmark PPP consortium successfully met the demands of continued operations at the Southbank campus, while delivering the construction of 15 new buildings four months ahead of schedule. In the construction period, Spotless delivered its services across 26 buildings over three campuses in a 20km radius. This was completed with minimal disruption to staff and students.

Performance plus

The Spotless team has met the challenge of broad multi-service management targets and developed a range of environmental efficiency initiatives that will provide continuous benefits to the precinct for the full 30 year concession period of the project.

Spotless’ Water Efficiency Management Plan, combined with innovative design solutions, has achieved water consumption savings of 43 per cent. Energy efficiencies through facilities management technologies will continue to generate significant benefits to the Southbank Institute of Technology.
